A: So, for the application form, is there anything I should be aware of before I fill this in or is there any particular...?
B: There is something that you should be aware of since you-if you don't have a social security number here you would have to apply through visa number, which we would need.
We need a copy of that also just to show the expiration date. And then if you do decide to renew, we have to see a new visa if your expiration date is expired.
Besides that, the only other thing that you would need to put down is your employment information because the resident information, if you're coming from Korea, then it wouldn't be the local area.
And you would have to-the personal information is just your name, date of birth and anything like that.
A: So without the social security number how would I do the credit score check?
B: It would come through most likely. It would be based on you employment information. That's mainly what we look at there.
So you do have a higher chance from record of the lower score 'casue you wouldn't have any credit in the U.S.
A: What about for students who doesn't have any job?
B: Student would still have to show some sort of income.
A: Bank statement?
B: Yeah. Bank statement normally down through investment center in your name 'cause we don't take any cosigners here.
So it'd have to be an investment in your name or any type of trust fund also that might be set up. So bank statements would be the best way to do that.
A: Is there any limit of how much we must have in the bank state-bank?
B: It's not a limit but, normally what it falls into-it would be on higher side with you. We do ask for your annual income of two to three times your annual rent.
So it would probably on the top side 'cause you wouldn't have any credit here.
A: So, I just have to fill this in and then get this...
B: Fill this in, yes. This back side here is just if you have emergency information-just if you have contact if anything happens. If you have a vehicle you put it here.
Pet information right here and if you've been convicted of any felonies you have to. And then the back side is just to sign it. It's basically waving-letting us do a background check on you, credit check and that...
A: So as long as this is approved, I can move in anytime I want?
B: Normally, we ask for five business days just 'cause we do have to get the apartments ready for you to move in.
A: Okay. So, uh, can you please show me around your-one of your studios?
B: Yes. I can definitely take you around our model, which is gonna be one bedroom. And I can point out the differences in the studio.
A: Alright. That's good.
[Part 2]
B: So it seems like you were interested in the apartment that we had there. We do have a model coming up in the time frame that we discussed.
For you to get that apartment, you would just have to leave a deposit with us and an application fee. So we would-what we would need from you is a check of one thousand thirty five dollars.
A: One thousand thirty five?
B: Yes. Once we receive that and we get the application back from you, we'll take the apartment off the market, and then we'll run the application.
If the application goes through, we hold all the money and then we would have you come in and sign the lease within ten business days.
If it doesn't go through for any reason you get the thousand dollars back. We just keep the thirty five dollar application fee.
A: Okay. What if I decide not to-that I wanna move here after putting a deposit?
B: After putting a deposit down, we can normally-there's a grace period. If I haven't done anything with it, like run the application, 'cause we get charged for the application.
So if I haven't run that you can get all the back. But if I have run the application we do keep that thirty five dollars.

A: 제가 신청서를 작성하기 전에 알아두어야 할 특별한 사항이 있습니까?
B: 신청서를 작정하기 전에 알아두어야 할 것들이 있습니다. 당신은 미 사회보장번호가 없기 때문에 신청 시 비자번호를 사용해야 합니다.
비자만기일을 확인해야 하기 때문에 비자사본이 필요 합니다. 그리고 나중에 임대계약을 갱신할 때 비자가 만료되었다면 새로운 비자가 필요 합니다.
그 외에 알아두어야 할 것은 고용정보가 필요하다는 것입니다. 한국에서 이사를 온 것이라면 거주지 정보가 이 곳이 아니기 때문에 그렇습니다.
그리고 당신의 이름, 생년월일과 같은 개인정보를 기입해야 합니다.
A: 그렇다면 미 사회보장번호 없이 신용검사는 어떻게 합니까?

A: 은행구좌에 예금이 어느 정도 있어야 한다는 제한이 있습니까?
B: 제한은 없습니다. 예금이 많을수록 좋지만, 아파트 일년 임차료의 2-3배 되는 연간소득을 요구합니다.
(미국에서)신용이 없기 때문에 그 정도의 예금은 있어야 합니다.
A: 그러면 저는 이것만 작성하고...
B: 네, 이것을 작성하면 됩니다. 뒷장은 혹시 응급상황이 발생했을 경우 연락 가능한 연락처정보란 입니다. 만약 차가 있으면 이곳에 차에 대한 정보를 기입하면 됩니다.
애완동물에 대한 정보는 여기에 기입하시고, 혹시 중범죄 판결을 받은 적이 있다면 그것 또한 기입해야 합니다. 그리고 뒷장은 신청인의 배경조사와 신용조사를 허가한다는 서명란입니다.
A: 신청서만 승인되면 제가 원할 때 이사할 수 있는 것입니까?
B: 저희는 보통 집을 준비하기 위한 5영업일의간의 시간을 요구합니다.
A: 알겠습니다. 원룸 아파트를 보여줄 수 있습니까?
B: 네. 방 한 개짜리 아파트 모델 하우스를 보여드릴 수 있습니다. 그리고 원룸과 다른 점을 가리켜드릴 수 있습니다.
A: 알겠습니다. 좋습니다.
[Part 2]
B: 같이 본 아파트에 관심이 있어 보이시는군요. 같은 모델 중 저희가 이야기했던 기간 중 입주할 수 있는 곳이 있습니다.
그 아파트에 입주를 원한다면 보증금과 신청서를 저희에게 주셔야 합니다. (보증금은) 수표로 1,035달러를 주시면 됩니다.
A: 1,035달러요?
B: 네. 보증금과 신청서를 받으면 아파트를 매물리스트에서 제외시킨 후 신청서를 심사하게 됩니다.
만약 신청서가 승인되면 보증금은 저희가 갖고, 입주자는 10영업일 이내에 이곳에 오셔서 임대계약서에 서명하면 됩니다.
만약 신청서가 어떤 이유에서든 거부당한다면 1,000달러를 되돌려 드리고 신청수수료 35달러는 저희가 갖습니다.
A: 알겠습니다. 만약 보증금을 낸 후에 이사하지 않기로 결정하면 어떻게 됩니까?
B: 보증금 지불 후 유예기간이 있습니다. 만약 신청서심사 전이거나-신청서심사를 하려면 저희도 신청수수료를 지불해야 합니다.
그렇기 때문에 만약 신청서를 심사하지 않았다면 (보증금을)모두 되돌려 드립니다. 하지만 만약 심사를 이미 했다면 저희가 그에 대한 35달러를 신청수수료로 갖습니다.
