A: Client B: Leasing Consultant 1 C: Leasing Consultant 2
A: Nice to meet you.
B: Nice to meet you. I'm Tim.
A: I'm Joe.
B: Joe, nice to meet you. This is my colleague here.
A: Hi, nice to meet you.
C: Nice to meet you Joe.
A: I'm trying to get a new place for myself. So, maybe like a con - studio maybe? So I was just looking around the area and I thought this was a really great place to live.
B: Okay, perfect! Let me go over some of the information with you then. This is our pamphlet that we have here.
The first page that we'll go over is just gonna be a list of all of our apartments actually. I see you're interested in studio right now. This is gonna have list of every apartment that we do have in the building.
One bed-studios, one bedrooms, and then two bedrooms here. It also lists just all the fees that would come along with moving-in.
It would be an application fee of thirty-five dollars per person and then an amenity fee, which is basically for a move-in, the use of our fitness center here and we also do have a pool on the roof. That would be four hundred dollars.
A: So this is just a one-time fee?
B: One time unless you decide to renew and then it would be a two hundred fifty dollar fee.
A: So this is based on a one-year contract?
B: Yes, it's a twelve month contract. We also do have a security deposit of six hundred dollars here. That would be subject to approval, depending on how you come back with you application. If it's a lower score then you would have to do one month rent.
A: So, you mean the credit score?
B: Yes, credit score. In it, it takes in about-also, in a fact, the background if you have any here. So it can be up to one month rental.
A: So I might have to pay more for the security deposit. I do get this back when I move-out, right?
B: Depending on how you live the apartment.
A: Like uh... Depends on?
B: If you-normal wear and tear is okay. But if you do any damage to the actual apartment-if there's any holes in the walls or if you make stains on the carpet, there will be deductions on your security deposit.
A: And I get the rest back?
B: And then you get the rest back. Exactly.
A: Okay.
B: And then, we do-if you do a shorter term lease, we do those also; anything from three to twelve months. With the short term lease, though, there is extra charge on that of one twenty-five. Anything below ten months is considered short term.
A: One hundred twenty-five dollars for the deposit you mean?
B: No, that's per month.
A: Per month added to the basic rent?
B: Exactly.
A: Oh, okay. I see.
B: And then you would have-if you do have any pets, this is the pet fees here. We also at this building require renter's insurance, which is-it protects you as well as us if there is any damage that you've done to the building.
It's-we ask for hundred thousand dollars personal liability that normally runs you anywhere between one fifty and two hundred a year. It's done through third party, though.
So you do have to find that but, any insurance company will do renter's insurance.
A: I can have dogs here?
B: You can have dogs. They're restricted to certain levels. You can also have cats, too. But, they're not restricted to any level. And then, these are the fees that are-that go along with the pets.
A: In Korea, we don't use square feet. We only use metric units, so I am not really-I can't really tell how big this apartment is. So this is-studio will suit person?
B: Studio would-best be for one person.
A: So it has no rooms. Studio-that's what it means, right?
B: Yes. Studio-I do have floor plans of all those. It would actually, just be-I don't have the studio one. But, it would be similar to this floor plan just without the bedroom here. It'd just be a living room area.
A: Alright. One more question. Are these-does this include utilities?
B: No. It does not. You're on your own for all utilities here. That would include electric, water, and then if you need cable or internet and phone service, you would also be on your own for.
A: What about gas, does it...?
B: There are-the only gas that is here is to heat your water. It's included in your water bill. And then, I heard about you ask about trash. There is twenty dollar trash removal fee.
And then, if you need parking-if you do have a car, the parking charges are right here at the bottom. It's one thirty to one fifty. There's three levels of the parking garage.
The upper terrace is going to be one fifty, which is our top floor. And the lower two terraces are going to be one thirty. That basically means you just have to take a ramp down to it. So, it's up to you.
A: It's all underground parking?
B: It's all underground parking.
A: Otherwise, we have to park outside-street parking?
B: There're street parking. That could be difficult in this area that we're in. I recommend that you do get our parking, just because you do have to find a spot.
And then Massachusetts Avenue, which are off of right here, you're not allowed to park there during any rush hours.
So you would have to get up early in the morning everyday and... You can park there at night until after rush hour is over.
